Roughly the boundaries are 35W on the west, south Denton on the north, Lake Lewisville
on the east and Lake Grapevine on the south. Very rough, as you can see by following
the purple line.

Southeast Denton County Market Area
We have tracked the sales in that area for the first 6 months of this year and years
past and we wanted to share those numbers with you, particularly in regard to the
government’s housing tax credit.

1/1/2006 – 6/30/2006     2,615 homes sold at $230,135 avg. sale
1/1/2007 – 6/30/2007     2,382 homes sold at $246,069 avg. sale

1/1/2008 – 6/30/2008     1,935 homes sold at $238,124 avg. sale

1/1/2009 – 6/30/2009     1,502 homes sold at $233,292 avg. sale

1/1/2010 – 6/30/2010     1,667 homes sold at $233,067 avg. sale

As you can see, sales peaked in Area 41 in 2006. The low for the first six months
was registered in 2009. I beleive it is safe to assume that the federal tax credit
bailed out the first six months of this year.
What I am wondering is if the buyers that were going to buy this year all bought
 before April 31 so as to qualify for the tax credit. At first glance, it seems
that the tax credit worked and rejuvenated the market at least for a time. I am
interested in how the rest of the year will play out. Stay tuned.
